Applications will be done through the specific property's website. We do not offer paper applications and all applications must be submitted through the websites.
**Application fees are non-refundable under any circumstance, regardless of denied application, cancelation or change of unit availability. Availability changes regularly and units are rented on a first come, first served basis. Any missing or incorrect personal identifiers (Social Security Number, Name, Date of Birth) will result in an additional application fee due to new screening needing to be done.**
Please allow approximately 2-4 business days for your application to be processed.
(Special situations do sometime cause this process to be delayed).
Once your application is approved, we will contact you via email letting you know the next steps to getting a lease signed. If for some reason we choose to deny your application, you will receive a letter via Email.

Please note: When reviewing your application we are looking at the "Big Picture". We do not base our decision solely off your credit score or one particular area of the report.
The monthly rent of the unit should not exceed 35% of the applicants gross monthly income. Please keep in mind that we do take into account your debt-to-income ratio from your credit report when determining if you rent qualify.
Lessees must be 18 years of age or older. All adults over 18 years of age potentially living in the home must fill out separate applications and be qualified individually. Legally married couples will be screened jointly. The above statements include adult children.
80% of credit should be positively rated. We do offer flexibility with medical expenses ,student loans and bankruptcy. (Report must show positive credit since the bankruptcy). Support orders in negative standing as well as State and/or Federal Liens will result in denial of your application.
Guarantors are only allowed for applicants that will need help if they have limited income and/or limited rental/credit history. Guarantors are required to fill out a specific application for them and also pay a $40 application fee. The main applicant can request the guarantor application from the leasing department. Guarantors needs to make 5x the rent off of their own gross income and provide a government issue ID. If you have any questions about the guarantor process please reach out to us.
Must have positive rental history with on-time payments and sufficient notice given. Applicant will be immediately denied if any balance is owed to a previous landlord or previous evictions have been filed.
Current employment and income must be verified. Please provide 2 of your most recent paystubs, an offer letter, or employment verification on letterhead. If employment has been offered but not yet started, a signed offer letter and acceptance letter must be provided.
We run a complete criminal background check. Applicants with a criminal conviction may be denied. Applicants with a felony conviction or narcotics charge will result in an automatic denial.
We do not lease to registered sex offenders.
Occupants must not exceed two people per bedroom.

The $1,000 security deposit secures your address of interest. Unit cannot be held and is not secured until Full Security Deposit has been received.
Parkview Apartment security deposits for future buildings 5-16 will be as followed:
the 1-bedroom will be $300 the 2-bedroom will be $400.
(50% refundable if reservation is canceled within 1-5 days after reservation. Nonrefundable thereafter to cover OWNER’S losses resulting from processing expenses and from holding the unit for the applicant and readying the unit for occupancy.)
We can schedule move ins Monday - Friday 9am-3pm (with the exception of lunch between 12pm-1pm).
For your convenience, we send the lease via RentCafe for review and signature.
If below fees are not paid in full by time of move in walk through on the move in day, tenant forfeits the unit and it will be re-rented.

The Utility Transfer Sheet is a form that is due prior to move in. It lets you know what utilities you need to transfer and who to call.
One of our technicians will meet you at the property at the designated time to do the move in walk through. Once the paperwork has been signed he will hand over the keys.
Please be sure to have a valid ID Present for the move-in as the technician doing the move-in will be required to verify your ID(s) prior to the appointment taking place. If for some reason the IDs do not match, the Move in appointment must be canceled and the technician will not be authorized to give access to the unit.
We do not provide mail keys. Mail keys will need to received by the local Post Office. Visit the property website's FAQ's page for the post office. We require at least one person who is listed as a Tenant on the lease to be present during the move in walk through,
A transfer does require the review and approval of the property Managers.
If approved, there is a transfer fee of $250 if within the same community and $350 if transferring to a different community. Please keep in mind that the security deposits are not transferable between units and therefore the security deposit would be due for the new unit. Upon move out from your current unit, the security deposit return would be calculated based upon the condition of the current unit. Security deposit refunds are sent out within 30 days of turning in keys for the property.
The property Managers require that all transfer requests are submitted for their review and approval. Please be aware that each transfer request is reviewed on a case-by-case basis and approval is not guaranteed. In addition, there are certain guidelines that must be met in order for a transfer to be approved.

Move in charges are based upon your move in date and due by 4pm the business day prior to your selected move in date. If you decide you would like to submit a request for a transfer, please let us know.
Again, if the transfer was approved, you would then submit your notice to vacate to payments@priebpropmgmt.com where the payments department would handle all aspects of your move out at the current unit. The Leasing department would handle all applicable new moves in aspects such as the new security deposit payment, drawing up the new lease and move in coordination.
